When something fails in a remote installation, it fails far from help. There’s no local contractor to call, no supply yard down the road, and no cheap fix. The envelope on these units was specified with that reality in mind.

James Hardie fibre-cement siding doesn’t rot, swell, or need repainting. In coastal and northern BC—where moisture is relentless and trade services aren’t—that’s not a feature, it’s a maintenance budget you never have to build.

Behind the cladding, a commercial Tyvek wrap with a full rain screen cavity gives incidental moisture a path out instead of a path in. It’s the detail that separates a 40-year building from one showing rot behind the siding at year eight.

The thermal envelope completes the picture: R-40 floor and ceiling, R-22 walls, and Alpine 6700 Series PVC Low-E Argon windows rated for Zone 5. Lower heating loads mean lower operating costs—which matters most where fuel delivery is expensive and reliable supply isn’t guaranteed.
